Positioning

It's important to consider the position of your home when thinking about installing your velux roof windows. To ensure a room has an ample supply of light it is recommended a minimum 15% of glazed area to floor space.

Loft Procedures

Loft Conversion Specialists - Procedures

  • As soon as you have received your fixed quotation the procedure for the work to be carried out can begin upon your instruction.
  • We then arrange for our architect to have an initial site visit to survey the property so they can produce a set of plans to your approval, any idea's or thoughts you have can be discussed with the architect at this point.
  • We will then send you a preliminary set of drawings for your approval, once approved by yourselves we will arrange a second meeting to go over any queries you may have or any further design idea's etc.
  • When all parties have agreed and are satisfied with the approved drawings, work can commence upon a suitable date.
  • A schedule of works will be provided for yourselves by Project 4 outlining all works to be carried out from start to finish.

What are the building regulations?

The building regulations set standards for the design and construction of building’s, primarily to ensure the safety and health for people in or around those building’s, but also for energy conservation and access to and about those buildings.

Fundamental reasons that apply to building regulations and loft conversions;

  • The structural strength of the new floor is sufficient.
  • The stability of the structure (inc existing roof) is not endangered.
  • Safe escape roof from a fire.
  • Reasonable sound insulation between the conversion and the room below.

Building control

The main function of building control is to ensure compliance with the building regulation’s. The function is carried out by a building control body (BCB) either the local authority building control service or a private sector approved inspector(AI)

What are approved inspectors?

Approved inspectors are qualified and experienced private sector building control professionals and consultancies who can help developer’s, designers and contractors achieve building regulations approval on almost any construction project.

Approved inspectors provide a cost-effective and client friendly alternative to local authority building control.

There are currently about 60 Approved inspectors in England and Wales, accounting for about 20% of all building control work; half of the country's top 10 building control bodies are approved inspectors.

Approved inspectors are professional and specialist advisor’s. They guide clients through the maze of building regulations.

Once appointed, it is an approved inspector's responsibility to take reasonable steps to satisfy themselves that the building work complies with building regulations throughout the process. When you use an approved inspector, they will take responsibility for plan checking and inspection of building work.

The procedure requires you and the approved inspector jointly to notify your local authority of your intended building work on what is called an initial notice'. Once this notice has been accepted by your authority the responsibility will be formally placed with the approved inspector.

An approved inspector will; advise you on how the building regulations apply to your work; check your plan’s; issue a plans certificate (if requested);inspect the work as it progresses and issue a final certificate.

The approval process for certifying Approved Inspectors is rigorous, ensuring the highest standards are maintained.
